Seguin serves as the retail hub for three major counties in Texas-Guadalupe, Gonzales and Wilson. Seguin is seeing business expansion city-wide, with many nationally known retailers entering, returning and expanding in the market. With a large draw of external consumers that travel to Seguin to fulfil their retail needs, our community yields a retail trade area population of almost 115,000. Seguin’s retail sales remain strong with sales tax revenues steadily increasing approximately 3% in comparison to previous years. With new housing developments and increased traffic counts, Seguin has seen the pace of commercial development greatly increase in the past two years.

Major commercial developments that have recently occurred in Seguin include an HEB remodel and expansion, a second Walmart Super Center, Burger King and Starbucks. Multiple strip center retail developments have also been planned or constructed in the past two years in Seguin. New hotels locating to Seguin in the past few years include Best Western and Marriott TownSuites.

Mixed Use Developments
The large majority of the future growth and progress seen in Seguin’s commercial sector, stems from the three large, mixed use developments. Together, the three mixed use developments account for nearly 900 acres of prime commercial real estate, located in close proximity to some of Texas’ major arteries.

Seguin Town Center
The City of Seguin has partnered with New Quest Properties, a Houston based developer to develop a 500+ acre mixed use project including over 120 acres of prime retail along a newly constructed Interstate 10 frontage road. 120 acres of the Seguin Commerce Center will be dedicated to retail development, leaving the remaining 225 acres to be subdivided among multi-family, senior living, and single family residential housing.

Greenspoint Mixed Use Development
Bordered by SH 46 on the east, Rudeloff Road on the north and Farm to Market Road 78 on the south, this 264 acre, mixed used development consists of 39 commercially zoned acres, leaving the remaining 225 acres residentially zoned. Commercial sites, lining the front of the development on State Highway 46, are currently for sale. The first commercial development, the Corner Store, has recently been completed. Crews are currently working to get infrastructure in place to support future commercial & residential developments at the site.

Bauchman Proposed Mixed Use Development
Located at the southeast quadrant of the Interstate 10 and State Highway 123 Bypass intersection, the Bauchman Development will provide Seguin’s east side with additional residential and retail options. This 129 acre, proposed mixed use development will consist of retail development lining the Interstate 10 frontage road and State Highway 123 Bypass, and residential development on the remaining portion of the property.
