Downtown Development

Business, Property and Incentives

Seguin is the county seat for Guadalupe County and the downtown area includes 26-blocks of commercial buildings and a town square. The Seguin Main Street Program coordinates programs designed to encourage investment and revitalization of the downtown area. This includes a Low Interest Loan Program, the FIX-IT Façade Grant Program, 10% and 20% Federal Tax Credits,  a Five-year Local Tax Abatement on Improvements and waiver of most permit fees.

Free Architectural Design Assistance from the Texas Main Street Program provides member cities with free design services for façade improvements for buildings located in the downtown historic district. Conceptual drawings of buildings with advice on paint colors, signage, and remodeling are available. All requests for design assistance are coordinated through the Seguin Main Street Program office.

Business Assistance

The Small Business Center (SBDC) sponsored by UTSA provides free assistance to existing and new business owners and entrepreneurs, The SBDC also offers workshops on various buinsess topics.

Incentives

Seguin has been actively involved in the Texas Main Street Program since 1996. This program promotes the economic revitalization of  downtown through historic preservation. An estimated $18 million dollars in public and private funds have been reinvested in downtown Seguin since re-entering the program in 1996. Twenty-two blocks of downtown Seguin is designated as a National Register Historic Commercial District. An expanded Seguin Historic District includes four additional blocks. Downtown property, both for sale or lease, tends to be available at a lower rate than other nearby cities and even other retail and commercial districts in Seguin. A variety of space is available ranging from historic homes to multi-story commercial buildings. Larger-scale investment opportunities for combined retail, office and residential use are available.
